The development lot is 36,068 square feet and is a conforming lot in the waterfront. The property is not rectangular, encompassing the corner of Kingsley Street and Sixth Avenue and two narrower lots extending out to Webb Street and Seventh Avenue with frontage on Kingsley Street, Webb Street, Sixth Avenue and Seventh Avenues. The applicant seeks to construct a 94-unit multi-family residential building with 152 space structured parking facilities and amenity space. In the two-tiered parking deck there will be 92 parking spaces on the lower level (subsurface) and 60 spaces on the first floor accessed via two, two-way driveways on Sixth Avenue. Parking will be with stackers.

It is three (3) separate buildings, connected by an underlying parking structure. Building no. 1, fronting on both 6th Avenue and Kingsley Street, having a total of 81 residential dwelling units, and totaling 191,364 GSF, is both 8 and 4 stories in height and measures 114 ft. to the penthouse roof. Building no. 2, fronting on 7th Avenue, is 4 stories high at 66 ft. in height, totals 20,246 GSF, and has 8 residential dwelling units. Building no. 3, fronting on Webb Street, is 3 stories high at 54 ft. in height, totals 15,394 GSF, and has 6 residential dwelling units. The tallest height at 114 feet. All mechanical equipment will be on the roof and will have screening. The HVAC will be on a roof higher than that of the building at 202 Seventh Avenue.

Rooftop open space is provided, both in common areas and for individual dwelling units and there is a green roof. This property is not in a flood plain area. There will be storage space for 62 bike racks.

The western sideyard was reduced at the western Elevation for the first floor. The Kingsley building steps down to meet the height of the adjacent house. There are balconies on the western façade that face the neighboring properties.

There will be a reduction in impervious surface from when the property had the Oceanic Hotel. There will be underground infiltration. The green roof will count toward stormwater reduction.

Building lights need to be shown on plans. Landscaping Plan will conform with redevelopment plan

A template for movement was requested to show that there is adequate aisle width to accommodate stackers.
