DESCRIPTION OF PROPOSED DEVELOPMENT

The proposal for Block 380 I, Lot 1.02 consists of a minor subdivision and preliminary and final site plan approval, with design waivers, to create two building lots and then a two-phase development of three struch1res that will include approximately 5,037 square feet of commercial space at the intersection of Asbury Avenue and Cookman Avenue and a total of 67 residential units in a mix of townhomes and apartments.

PHASE I

The first phase will be developed on “Lot A” a to-be subdivided parcel of approximately 1.5 cres in area (65,293 square feet.) Within Phase 1, Building I will be a five-story multi-family residential building with ground level parking and four floors of residential units. The residential program will include 50 condominium units, of which 22 will be one-bedroom units with bonus rooms and floor areas ranging from 1,110 square feet to I, 150 square feet and 28 will be two-bedroom units with bonus rooms and floor areas ranging from 1,370 square feet to 1,665 square feet. Building 2 will consist of 9 four-story townhomes. Each townhome will have a two-car garage and flex space on the ground floor, an open floorplan living / dining / kitchen area on the second floor, three bedrooms on the third floor, and a fourth-floor loft area with access to exterior decks facing Cookman Avenue.

The two buildings will share an on-site circulation pattern. A two-way driveway is proposed to Asbury Avenue in the northwest corner of the parcel opposite Bergh Street and another is proposed on the south side of the parcel to Cookman Avenue opposite St. James Place. Within the parcel, circulation aisles will provide access to the ground floor parking in Building I, two car garages and driveways for each of the townhomes, and 26 surface parking stalls. The mixed-use building in Phase 2 will have cross-access into the Phase I parcel and use the same circulation pattern and driveways. Pedestrian access will be provided from each building directly to the sidewalks abutting the property. In addition, an accessible connection will be provided to the walkway between Asbury Avenue and Cookman Avenue that runs along the westerly properly line.
