Applicant’s Proposal: The applicant seeks approval to construct a new, five story, mixed-use building containing approximately 1,24 sf of ground level commercial space, 61 apartments, including 13 affordable units, and off-street parking for 34 vehicles.
Preliminary and final site plan approval is required along with variances for rear yard setback, maximum lot coverage and maximum impervious coverage. Design exceptions are also required for a number of building design standards including entrance design, minimum transparency and ground level window area. A full listing of variances and exceptions can be found in Section 12 of this report.
The proposed five-story building consists of ground level commercial space, garage parking, lobby and mail room, utility and mechanical space, with four levels of residences above. The roof contains stair and elevator bulkheads as well as private roof terraces for nine of the fifth floor apartments. The building’s main entrance will be on Monroe Avenue, as will the vehicle access to the garage, while the commercial space has entrances on Main Street.
