The existing 34,637 square foot (SF) (0.795 Acre) subject property is located within the Prime Renewal Area (PRA) of the Waterfront Redevelopment Area (WRA) containing existing Lots 1,2,12-14 and 16 within Block 4003. Adjacent Lot 15, which is not part of the development, is surrounded by the subject property and bound to the west by Bergh Street. The subject property is bound by Bergh Street, Second Avenue, Third Avenue, and existing Lots 3, 11 and 15. The applicant proposes to subdivide the six (6) lots into two (2) lots. The proposed lots which make up the project boundary, known as proposed Lot A and proposed Lot B, are the subject of the current application. Proposed Lot A will contain 19,637 square foot (SF) (0.451 Acre), proposed Lot B will contain 15,000 square foot (SF) (0.344 Acre).
